ELECTRONIC LOCKBOXES – AN ADDED BENEFIT FOR MY CLIENTS
Electronic Lockboxes is a topic many agents have been talking about lately. I have seen so many posts recently on real estate groups on Facebook. Agents are going back to see a property without booking another appointment. This happens quite frequently on vacant homes. In some cases, unethical agents will actually provide the lockbox code to their clients. This is not allowed and very unprofessional. This is one of the posts I read this morning on Facebook. Booking another appointment allows us to have that information in the system to know who is going into the property.
Although the lockboxes that have a combination either with letters or numbers, are reasonably secure, there can still be problems as I have described above.
INTRODUCTION TO THE NEW LOCKBOXES
When our office was first made aware of these, my broker starting negotiations to get them for our office. We soon discovered that the expense was 4-5 times that of the lockboxes we were currently using. Many agents felt the expense was too great, especially if they needed 4-5 lockboxes.
After more than two years of hard work and negotiations with one of our local Board, we were able to negotiate a more reasonable price for our office. We became the first office in Mississauga to use these new Bluetooth Electronic Lockboxes.
When an appointment is requested to show a property, a unique code is generated for that agent. It also limits the agent to the specific time once the lockbox is opened. We can track who is in the property and at what time.
If that agent wants to return to the property, he has to call and book another appointment. The first code is no longer valid. It will generate a new code once again. This makes entry into the house more secure. Homeowners are feeling much more secure knowing access to their home is more secure.
CONTROL FROM SMARTPHONE
Another really great tool for agents is that we can download the app on our phones. Since it is Bluetooth equipped we can use it to enter the property using the app on our phone. We can also generate a special code for homeowners, or for plumbers or electricians if service is required at the home. This is only if the Seller has approved such an entry without the agent present.
Sometimes when you are showing a property and another agent arrives to show it also. You can ask them politely to wait until you have finished your showing. You then return the key to the lockbox and secure it. The other agent who is waiting will then use his specific code to enter the property. This way his entry can be tracked and recorded.
